My wife and I live several hundred miles from Delaware and were faced with the challenge of selling a deceased family member's home in Newark which had been their residence for over 40 years. We had the extraordinary good fortune of being introduced to David Landon who provided us with invaluable guidance throughout the process. Thanks to his profound knowledge of Newark real estate, he marketed the house at exactly the right price point resulting in many attractive offers to choose from less than a week after it was listed. All along, David went way above and beyond the call of duty in preparing the house for sale. For example, there was a large puddle of water in the basement. David identified the source of the leak and fixed it himself! The junk removal company refused to take the huge amount of trash in the basement for fear it might have mold. David was unfazed. Kirsten and Dave have a great team set up, with Kirsten seeming to handle a lot of the front end of the deal with initial interviews, appointments, viewing of the home and the most important part of answering ALL of my mother’s questions. Dave was an effective and efficient mediator and handled all the details involved with getting a home to a successful settlement. Selling our parents’ home was tricky due to an unexpected medical complication with our Dad, which meant our focus was needed on him. Kirsten and Dave made sure everything was taken care of, were very patient with elderly sellers, and got their home under contract within 48 hours of becoming active, and we sailed into a quick settlement and sold well over list price. A lot went wrong in relocating our parents to elder care, but Kirsten and Dave were the right choice to get their home sold quickly, efficiently and competently. I wouldn't choose to do business with anyone else. Someone always responded within the hour and was able to get answers for all of our questions and concerns. The team was very adaptable. We changed our preferences several times and even ended up in a different state then we originally planned, but from my seat, everything was smooth sailing. This was my third new house purchase within the last 30 years, and I didn't receive this kind of service from the other 2 agents I dealt with. They were fine, but they didn't provide the exceptional service that Kirsten did. I was going through a tough time with a divorce, and Kirsten kept me on track with each step I needed to take (since I purchased new construction). She always reminded me of what was due and when. He promptly took me to the houses I wanted to see and then in each house showed me the potential positives and negatives (something I wanted as I am not hardware savvy). Two points of feedback: 1) at times, particularly early on within the first couple weeks on the market, they were too quick to try and push me to compromise on price to make a quick sale (despite knowing we weren't in a rush given our situation) and 2) at times we would have appreciated a direct call to talk thru things vs. primarily e-mails back and forth all the time. Dave did a great job in walking us through the sales process, strategizing to get the buyers we were looking for and communicating offers. He also went the extra mile in caring for the house (in cold weather) and getting a few minor repairs done which were difficult for us, as we all live outside DE. Dave also worked with us when we requested a high asking price for the property. So we made it pretty challenging for him with an old property, a high asking price, and specific buyers in mind. But, for the most part, it worked out ok!

He had good suggestions for repair work which needed to be done, took excellent pictures to post on the web, and was a very pleasant person to deal with. In addition, without prompting he helped care for the home during cold, snowy weather as we were not local to Newark. Dave makes the home buying and selling experience a breeze! I have used his services for both and have found him to be an accomplished professional in both cases. Most recently, Dave managed the sale of my home and the process went smoothly from beginning to end. There are several things that I would make note of-- first, Dave has relationships with all the people that are needed in the home selling process, from the stucco inspector to the general contractor who did the repairs requested by the buyer. This eliminated the need for me to go seeking help on my own. And all the work completed was top-notch. Second, Dave showcased my home beautifully, from the pictures to the written description on the website.
