Market Update - A Local Perspective

 

New Castle County, DE

New Castle County experienced a 3.1% decrease in the number of sold homes for the sixth month of 2024 compared to 2023 and a 7.7% increase in the median sales price from $325,000 to $350,000. The number of homes that went under contract in the 6th month of 2024 increased 3.6% from 2023.

 

Kent County, DE

For the 6th month of 2024, Kent County experienced a 8.8% decrease in the number of sold homes compared to 2023 and an 10.9% increase in the median sales price from $306,000 to $339,250. The number of homes that went under contract in the sixth month of 2024 decreased 4.4% from 2022.

 

Sussex County, DE

For the sixth month of 2024, Sussex County experienced a 1.1% decrease in the number of sold homes compared to 2023 and a 1.2% increase in the median sales price from $449,450 to $455,000. The number of homes that went under contract in the 6th month of 2024 increased 5.4% from 2023.

 

Southern Chester County, PA

Southern Chester County experienced an 6.2% decrease in the number of sold homes for the sixth month of 2024 compared to 2023 and a 6.7% increase in the median sales price from $525,000 to $560,000. The number of homes that went under contract in the 6th month of 2024 decreased 6.0% from 2023.

 

Cecil County, MD

For the 6th month of 2024, Cecil County experienced 7.6% increase in the number of sold homes compared to 2023 and a 6.0% increase in the median sales price from $335,900 to $355,000. The number of homes that went under contract in the sixth month of 2024 increased 3.0% from 2023.
